Construction Superintendent

We are working with a client that is looking for a Project Superintendent for a project in New Kent County. This person will take full responsibility of the jobsite and lead field operations for a HUD-financed multifamily construction project. This role is responsible for managing all on-site activities and ensuring the project is delivered safely, on schedule, within budget, and in full compliance with HUD requirements.

The Superintendent will act as the primary field leader, coordinating subcontractors and working closely with ownership, project management, and HUD representatives to maintain compliance with project plans, Davis-Bacon labor requirements, and federal reporting standards.

The ideal candidate is a disciplined leader who thrives in complex construction environments and maintains a highly organized, well-run jobsite.

Job responsibilities include but are not limited to:

  • Subcontractor Management: Act as the primary point of contact for all trade partners. Direct daily field activities, resolve onsite conflicts, and ensure all work aligns with the project’s plans and specifications.

  • Schedule Coordination: Maintain and update the master project schedule. Anticipate potential delays and implement proactive solutions to keep the critical path on track.

  • Logistics & Deliveries: Oversee site logistics, including the coordination and verification of all material deliveries. Ensure proper storage and protection of materials to minimize waste and theft.

  • Quality Control & Safety: Conduct daily site inspections to enforce rigorous safety protocols and quality standards. Lead safety meetings and ensure full compliance with OSHA regulations. Ensure all materials and installation align with shop drawings and submittals.

  • Documentation: Maintain accurate daily logs, progress photos, OSHA incident reports, prepare RFIs, track and review subcontractor performance, and schedule alterations.

  • Inspections: Coordinate and attend all municipal and third-party inspections, ensuring all punch-list items are addressed promptly.

Qualifications & Requirements

  • Experience: Recommended minimum of 5+ years of experience in multifamily or high-density residential construction, with at least 3 years in a lead Superintendent role.

  • Technical Skills: Deep understanding of wood-frame (Type V) or podium (Type III) construction, MEP systems, and site work. Proficiency in construction management software (e.g., Procore, Bluebeam, MS Project or similar).

  • Leadership: Proven ability to manage large crews, maintain morale, and hold subcontractors accountable for deadlines and quality.

  • HUD Knowledge (Preferred): Familiarity with HUD-financed projects, including Davis-Bacon wage compliance, specific reporting requirements, and HUD-mandated site inspections.

  • Certifications: OSHA 30-Hour certification is required. First Aid/CPR certification preferred.
